WATERPROOFING DIVISION

Foundation Repair in DuPage County.

Carbon fiber, steel I-beam reinforcement, push piers, and joist replacement. Every job starts with a structural inspection — not a sales pitch.

WHAT'S INCLUDED

Every visit, every time.

Carbon fiber wall reinforcement

Vertical straps bonded to bowed block walls — stops the bow, doesn't reverse it.

Steel I-beam reinforcement

Anchored top + bottom for severely bowed or actively moving walls.

Crawl space joist replacement

Rotted or insect-damaged joists sistered or replaced full-length.

Foundation inspections

Written report with photo log — useful for closing or insurance claims.

Push pier installation

Hydraulically driven steel piers to bedrock for settling foundations.

HOW IT WORKS

Our process — 4 steps.

  1. Structural inspection

Visual walk, crack mapping, level readings. Written findings the same day.

  2. Engineered estimate

For load-bearing fixes, a licensed structural engineer signs off.

  3. Install

Same crew start-to-finish. Most fixes complete inside one week.

  4. Re-inspection + warranty

6-month follow-up to verify the fix held. Written warranty handed over.

WHY SUNSET FOR FOUNDATION REPAIR

Three reasons it's worth the call.

Engineer-signed when needed

Load-bearing repairs come with the stamp; insurance and lenders accept it.

6-month re-inspection

We come back to verify, not just to chase a referral.

Transferable warranty

Warranty transfers on home sale — adds resale value.

HOW PRICING WORKS

No hidden math.

Pricing on DuPage properties typically depends on three things:

Property size
Square footage of turf, beds, and hardscape we touch.
Service frequency
One-time, weekly, every-other-week, or seasonal.
Add-ons
Aeration, overseeding, cleanup, and similar extras.

QUESTIONS · ANSWERED

Foundation Repair questions, answered.

How do I know if I really have a water problem or just humidity?

A real water issue shows up after heavy rain — water at the floor edges, dark stains on the walls, or seepage at the corners. Pure humidity is musty smell, occasional summer dampness, and clammy walls without visible water. We can tell which it is during a 30-minute site visit.

How long does the typical fix take?

Interior drain tile + sump installation: 2-3 days. Exterior membrane waterproofing: 4-7 days including perimeter excavation and landscape restoration. Sump pump swap-out: same-day. Foundation crack repair: 1 day per major crack.

What kind of warranty do you offer?

Interior drain tile + sump systems: 25-year transferable warranty. Exterior membranes: 10-15 years. Foundation crack repair: 5-10 years depending on the crack type. Drainage repairs: 5 years. We put the warranty in writing on the contract.

Will the work damage my landscape?

Interior work doesn't touch the yard at all. Exterior membrane work requires perimeter excavation — usually 3-5 feet out from the foundation. We hand-dig around irrigation, photograph plantings before we start, and restore the landscape on the same crew rotation. Plant-replacement guarantee covers any losses.

Do you offer financing?

Yes — for projects $5,000 and up. Most homeowners qualify for 12 or 24-month deferred-interest plans through our lending partner. Application takes 10 minutes online, approval is usually same-day.
