Yard Drainage

WATERPROOFING DIVISION

Yard Drainage in DuPage County.

French drains, drain tile, downspout extensions, and grading. We follow the water from the roof to the curb — and fix the actual problem, not the symptom.

WHAT'S INCLUDED

Every visit, every time.

French drain systems

Perforated pipe in a gravel trench, wrapped in fabric, daylighted out.

Drain tile

Solid PVC drain lines connecting catch basins and downspouts to daylight.

Sump pump discharge lines

Frozen-pipe-resistant routing well away from the foundation.

Window well drains

Tied into the perimeter drain tile so wells never fill.

Downspout drain lines

Buried 4" PVC carries roof water to the curb or a pop-up emitter.

Grate & pop-up drains

Surface inlets at low spots; pop-up outlets at the discharge.

HOW IT WORKS

Our process — 4 steps.

  1. Walk the lot in rain

We schedule the site visit during or right after rain when possible.

  2. Map the flow

Where water enters, pools, and exits — drawn on a site plan.

  3. Install

Low-impact trenching; we replace sod, not bare-dirt-and-leave.

  4. Verify in next storm

We follow up after the next 1" storm — fix anything that didn't hold.

WHY SUNSET FOR YARD DRAINAGE

Three reasons it's worth the call.

We diagnose in rain

You can't fix drainage by looking at a dry yard.

Sod replaced, not abandoned

Trenches close with new sod, not bare dirt.

Post-storm verification

We come back after the next 1" event to confirm it held.

HOW PRICING WORKS

Property size
Square footage of turf, beds, and hardscape we touch.

QUESTIONS · ANSWERED

Yard Drainage questions, answered.

How do I know if I really have a water problem or just humidity?

A real water issue shows up after heavy rain — water at the floor edges, dark stains on the walls, or seepage at the corners. Pure humidity is musty smell, occasional summer dampness, and clammy walls without visible water. We can tell which it is during a 30-minute site visit.

How long does the typical fix take?

Interior drain tile + sump installation: 2-3 days. Exterior membrane waterproofing: 4-7 days including perimeter excavation and landscape restoration. Sump pump swap-out: same-day. Foundation crack repair: 1 day per major crack.

What kind of warranty do you offer?

Interior drain tile + sump systems: 25-year transferable warranty. Exterior membranes: 10-15 years. Foundation crack repair: 5-10 years depending on the crack type. Drainage repairs: 5 years. We put the warranty in writing on the contract.

Will the work damage my landscape?

Interior work doesn't touch the yard at all. Exterior membrane work requires perimeter excavation — usually 3-5 feet out from the foundation. We hand-dig around irrigation, photograph plantings before we start, and restore the landscape on the same crew rotation. Plant-replacement guarantee covers any losses.

Do you offer financing?

Yes — for projects $5,000 and up. Most homeowners qualify for 12 or 24-month deferred-interest plans through our lending partner. Application takes 10 minutes online, approval is usually same-day.
